More than a coat of paint on concrete.

Bare concrete soaks up oil, sheds dust, and never looks finished. A properly installed coating system protects the slab and changes how the whole room feels.

At El Mirage Epoxy, we start by evaluating your concrete: its condition, any old coatings, cracks, moisture, and how the space gets used. Then we recommend a system built for that floor, not a one-size-fits-all kit.

Whether you're finishing the garage in a new home, refreshing a worn shop floor or upgrading a commercial space, the goal is the same: a floor that looks great on day one and keeps working for years.

Floor systems

Nine ways to finish your concrete.

From a two-car garage in El Mirage to a distribution floor off Grand Avenue, each system is matched to the traffic, exposure and look the space needs.

Pick a blend. Watch it pour.

Decorative flake floors are built by broadcasting colored vinyl chips into a wet base coat, then sealing them under a clear topcoat. Tap a blend to see how it reads across a slab.

Epoxy, polyaspartic or polyurea?

All three are resinous floor coatings, but they behave differently. Many floors use more than one, and an epoxy base coat under a polyaspartic topcoat is a common pairing. Here is how they generally compare. Exact performance always depends on the specific product.

Why epoxy

Why property owners coat their concrete.

Resinous floors go on as one continuous surface, with no seams or grout lines. Layers can be built up for the thickness, texture and finish each space needs.

Better looking

A forgotten storage garage starts to feel like part of the house.

Durable

Built to stand up to foot traffic, tires, tools and equipment.

Easy to clean

Dirt and spills sit on top instead of soaking into porous concrete.

Customizable

Solid colors, flake blends, metallics and textures to match your space.

Seamless

No grout lines to scrub, just one clean surface wall to wall.

Built for the West Valley

Floors that hold up to Arizona.

El Mirage summers push garage slabs well past what coatings face in milder climates. We choose and install systems with the desert in mind.

Heat

Hot-tire pickup

Tires coming off summer pavement can lift weak coatings. Proper grinding and a strong bond help prevent it.

Sun

UV-stable topcoats

Standard epoxy can yellow in direct sun. Polyaspartic topcoats hold their color in open garages and patios.

Monsoon

Dust & storm wear

Grit tracked in by monsoon winds acts like sandpaper. Flake floors hide it and sweep clean.

Slab

Moisture testing

A slab can look dry while moisture moves through it. We check before we coat.

Why El Mirage Epoxy

What you can expect from us.

Choosing a floor coating contractor isn't only about who can roll out a coating. The finished floor is only as good as the work underneath it, so that's where we put our attention.

An honest floor evaluation

We look at the slab first: old coatings, cracks, moisture and contamination. If a coating isn't the right fit for a floor, we'll tell you.

Preparation done properly

Mechanical grinding, crack repair and a clean, dust-free surface come before any coating goes down.

Systems matched to the space

A sunlit garage, a backyard patio and a warehouse floor get different products, not one kit for every job.

A clear written scope

Your estimate spells out preparation, repairs, product layers, finish and cure times, so you can compare quotes fairly.

Local to the West Valley

We work in El Mirage and nearby communities, and we plan each job around summer heat and monsoon season.

Care guidance after the job

You'll know when you can walk on it, park on it and clean it, and how to keep the floor looking good.

Installation process

Seven steps from bare slab to finished floor.

Every project is different, but a professional installation follows the same order. Preparation matters as much as the coating itself.

1

Evaluate

We inspect the slab, cracks, old coatings and contamination, and talk through how you use the space.

2

Choose a system

Pick colors, flake blends, textures and the coating system that fits.

3

Prepare

Mechanical grinding removes contaminants and opens the surface for a strong bond.

4

Repair

Cracks, pits and divots are filled so the finish goes down over a sound surface.

5

Apply

Primer, base coat and any flakes or metallic pigments go down in order.

6

Topcoat

A protective finish adds abrasion and chemical resistance and sets the sheen.

7

Cure

We tell you when to walk on it, move things back, and park again.

The coating system is chosen around how the space is used. A family garage and a busy service bay need very different floors.

For homeowners

Garages, workshops and more

For most homeowners, the garage is where it starts. A coated garage floor resists oil spots and tire marks, sweeps clean after a dusty monsoon week, and makes the space feel like part of the house. Many homeowners then carry the same finish into workshops, laundry rooms, home gyms and covered patios.

Floors that keep working

Commercial floors have to look professional and hold up to daily operations. We plan around your hours, traffic, cleaning routine and any chemicals the floor will see, so the system fits how the space is actually used. Larger projects can often be phased to keep parts of the building open.

A premium coating can't make up for poor surface prep.

When you compare estimates, don't just compare products. Ask how the floor will be prepared.

Kit vs. professional system

Why a store-bought kit often falls short.

DIY epoxy kits are popular, and they can work for light use. The difference is usually in everything that happens before and after the coating goes down.

Typical DIY kitProfessional install
Surface prepAcid etching or scrubbingDiamond grinding with dust extraction
Coating buildThin, often a single coatMulti-layer system built to spec
TopcoatOften none, or a light clear coatProtective topcoat matched to the space
RepairsCracks usually left as they areCracks, pits and spalls filled first
Heat & timingGeneral label instructionsApplied around actual slab temperature

A failed coating usually has to be ground off before the floor can be redone, so getting it right the first time tends to cost less in the end.

After installation

Keeping your floor looking new.

A coated floor is easy to look after. A few simple habits keep it clean and protect the finish for years of everyday use.

  1. Sweep or dust-mop often

Sand and grit act like sandpaper under shoes and tires. A soft broom or dust mop once or twice a week keeps them off the surface.

  2. Mop with a mild cleaner

Warm water and a pH-neutral cleaner handle routine cleaning. Skip harsh acids and citrus cleaners unless the product data allows them.

  3. Wipe up spills promptly

Clean up oil, antifreeze and battery acid quickly, even on a chemical-resistant floor.

  4. Use mats and pads

Put mats at entry points and pads under jack stands, kickstands and the feet of heavy equipment.

  5. Don't drag heavy objects

Lift or roll tools and furniture instead of dragging sharp metal edges across the finish.

  6. Respect the cure schedule

Wait the full cure time before parking or moving heavy items back in. We'll tell you when it's ready for each.

Common questions.

Ask a Question →
How long does epoxy flooring last?
It depends on the system, the prep, the environment and how the floor is used. A home garage and a busy warehouse put very different demands on a floor, so we size the system to the job.
Can you coat over cracked concrete?
Most cracks and damaged areas can be repaired before coating. Concrete can keep moving over time, so future movement may still show through. We assess this during the evaluation.
Can you install over an old coating?
Sometimes. We check the existing coating's condition and adhesion. Often it needs to be ground off or abraded before the new system goes down.
Will it hold up in Arizona heat?
With the right system and prep, yes. For sun-exposed garages and patios we typically recommend UV-stable polyaspartic topcoats, and good grinding helps prevent hot-tire pickup.
Is epoxy flooring slippery?
Any smooth floor can be slippery when wet. We can add texture or aggregate for traction. More texture means more grip; smoother floors are easier to mop. We'll help you find the balance.
Can I pick my own colors?
Yes. Depending on the system, there are many solid colors, flake blends and metallic options to choose from.
How long does installation take?
It depends on the floor size, the repairs needed and the coating system. Fast-cure polyaspartic systems can shorten the schedule. Cure time before parking is separate and depends on the product and temperature. We'll give you a timeline after seeing the floor.
Do I need to empty my garage?
Yes. The floor needs to be clear for grinding and coating. We'll talk through what needs to move, and when it can go back in.
Can you coat a brand-new slab?
New concrete needs time to cure and release moisture before most coatings can go down. We check moisture before scheduling the work.
Will a coating hide stains and cracks?
Flake floors hide minor stains well. Stable cracks can be repaired before coating, but cracks caused by ongoing slab movement may show again over time.
Is epoxy flooring easy to clean?
Yes. Routine sweeping and an occasional mop with a mild cleaner is usually all it needs.
What's the difference between epoxy and garage floor paint?
Garage floor paint is a thin decorative layer. A resinous coating system is thicker, bonds to properly prepared concrete and includes a protective topcoat, so it holds up much better to tires, spills and wear.
Can you coat over tile or pavers?
Most floor coatings are designed for concrete. Tile, pavers and some other surfaces usually aren't good candidates without removal or special preparation. We'll let you know what's possible after seeing the floor.
Do you offer free estimates?
Yes. Send us your location, approximate square footage and the finish you have in mind, and we'll set up a time to look at the floor.
How much does epoxy flooring cost in El Mirage?
Price depends on square footage, slab condition, prep, repairs, the coating system and decorative options. The most accurate number comes from looking at your floor, so request a free estimate.
